Imagine you've just bought a property for €150,000. Taking into account the fees mentioned
above, the total cost is the sum of these amounts:
€24.04 + €42.07 + €37.56 + €67.42 = €171.09
The first €24.04 represents the first €6,010.12, and the next three values correspond to the
following price brackets, up to €150,000.

Purchase Taxes for used Housing (Second-Hand):◦ Property Transfer Tax (ITP): General rate
of 7% on the actual price or reference value. Reduced Rates: There are certain
circumstances when the tax rate will be reduced. Please ask for more information
(To calculate the ITP in Andalusia, the corresponding percentage is applied to the purchase
price of the property. For example, if a person buys a second-hand home in Andalusia for
200,000 euros, the ITP would be 7% of 200,000 euros, that is, 14,000 euros.)
For new Housing (First Transfer): This national tax applies to the first transfer of newly built
homes and commercial premises (10%), as well as to land (21%). VAT also applies to parking
spaces, at a rate of 10% when included with the purchase of a home and 21% when sold
separately. VAT is paid directly to the seller upon completion of the sale.
Other optional expenses are the administrative services: These are independent
professionals, so there are no fixed fees. Their approximate cost is €300. Also the mortgage, if
needed: Mortgage expenses are those costs incurred during the application and contracting
process for a mortgage loan. These may include an opening fee, notary fees, registration
fees, and administrative fees.
